Brokers list Hidd Al Saadiyat (SDIC, 2016, 464 villas) in types from 4,725–5,360 sq ft four-beds to 18,051–22,098 sq ft six- and seven-beds 351, and Saadiyat Lagoons (Aldar) at 4,994–6,361 sq ft with an optional 376 sq ft garden pod the developer says can serve as a majlis 354. A 2018 Gulf News feature on a 784 m² Saadiyat Beach executive villa gave ceilings of 2.93 m in living rooms rising to a two-storey volume 407.
Yas, Hudayriat, Reem, Al Bateen. Yas villas asked AED 1,634 per sq ft 348. Lea on Yas is 238 waterfront plots of 405–1,800 sqm for self-built villas of 3,800–11,787 sq ft 355 with design freedom within Aldar's guidelines, which suggests owner-set double-height halls are likeliest here (inference) 356. Hudayriat had 324 villas listed on Property Finder in September 2026, the top at AED 72 million 358, on hills rising to 55 m where ARK's Nawayef Type 2 mansion is marketed with double-height living 359; Reem Hills lists a 19,153 sq ft seven-bed 360. Al Bateen had five villas on Bayut, four-beds of 3,186–3,188 sq ft at about AED 5 million 361.
Emirati majlis houses. The Khalifa City villa programme and the majlis wall arithmetic are on the UAE homes page. What is specific here is the finish: Bon Marche, an Abu Dhabi fit-out contractor, quotes 2026 villa fit-outs from AED 1,200 per m² to 'ultra-luxury' at AED 2,800 per m² and above across Saadiyat, Yas, Al Reem, Khalifa City and Al Bateen, with traditional and modern majlis design 418, and Algedra's Arabic-language Abu Dhabi majlis guide (November 2025) describes the favoured scheme as ivory or white walls with gold and marble, or beige and cream with champagne and bronze, with framed artworks above the sofas in place of heavy carving 408.

How do the Louvre and the Saadiyat museums shape what Abu Dhabi hangs?
They frame abstraction as geometry and letterform, and they pull a gallery-style brief into Saadiyat villas, by institutional example rather than any consumer survey 413412405. By December 2026 the district will hold Louvre Abu Dhabi (2017), teamLab Phenomena (2025), the Natural History Museum (2025), Zayed National Museum (2025) and Frank Gehry's Guggenheim, opening on 11 December 2026 343.

Four Seasons (more than 2,000 works), Rosewood (more than 280), Emirates Palace's 2023 refit, and announced openings from Mondrian in 2026 to Bvlgari in 2030, in a market Knight Frank counts at 37,016 existing and upcoming keys 370371368366364. H1 2026 occupancy was 66.8%, above Dubai's 56.4% (JLL) 162, after a 2025 in which hotel revenue reached AED 9.1 billion 161.
Four Seasons Al Maryah holds more than 2,000 works by Emirati and international artists, including Ashwaq Abdulla's bronzes for the seven emirates (What's On, 2017) 370371. Rosewood displayed more than 280 in 2017, including Damon Hyldreth's cast-bronze lobby commission 371; its own page describes Emirati calligraphy, sculpture and installation with guided art tours 415, and the Etihad listing gives 189 rooms 416. That is about 1.5 works per key at Rosewood 371416. Emirates Palace Mandarin Oriental relaunched in February 2023, keeping the marble and gold 368.
The pipeline, as announced in July 2026: Mondrian (Ennismore, about 210 suites, Tristan Du Plessis, 2026), The Mangroves LXR (167 rooms, 2026), Nobu Hotel Saadiyat (165 keys, 2027), Ritz-Carlton Reserve Ramhan (2029, 50 villas), St. Regis Mirfa (2029, 63 villas) and Bvlgari (2030, 60 rooms and 30 villas) 366. At Rosewood's ratio the 2026–2027 openings alone would need several hundred works (inference) 371.
Where do Abu Dhabi buyers shop: the fair, the galleries, and the home stores with AED prices?
One November fair now run by Frieze, a thin gallery tier, a Yas Mall showroom whose largest hand-painted canvas is 120 × 220 cm, and classifieds at AED 30–2,500 300400399. Abu Dhabi Art's 17th edition (November 2025, Manarat Al Saadiyat) had 142 exhibitors from 37 countries, by the fair's count, with booth asking prices from Mohammad Al Faraj charcoals at US$4,600–21,000 to a Robert Indiana 'Love' sculpture at US$850,000 393. The fair continues as Frieze Abu Dhabi on 20–22 November 2026 300. The galleries are few: Salwa Zeidan Gallery, founded 1994 395; Etihad Modern Art Gallery opposite Al Bateen Mall 397; Iris Projects in MiZa (Mina Zayed), which shows canvases up to 275 × 400 cm 59; and Abu Dhabi Art Hub in Musaffah 398.
The stores set the retail ceiling. Ebarza's Yas Mall showroom lists a 110 × 180 cm 'Gesso' textured piece at AED 6,645 on a 55-day pre-order, a hand-painted 120 × 220 cm framed canvas at AED 2,535 and a 50 × 60 cm 'Torque' at AED 865 on a 120-day pre-order (September 2026), lead times which suggest imported made-to-order stock (inference) 400.
