Doha is where Qatar's walls are: over 80% of the country's population lives in the city and its suburbs 295, grade-A office inventory splits 57.9% Doha municipality to 42.1% Lusail 333, and Qatar Museums counted 11 public works at the airport, 8 at the National Museum, 7 across Souq Waqif and Msheireb, 6 in West Bay and Katara and 4 in Lusail in August 2024 339. Which Doha districts are buying apartments, and how big are the rooms?

The Pearl, Lusail and West Bay Lagoon are the three apartment markets a Doha buyer prices, and in mid-2026 they sat within about 10% of each other. ValuStrat's Q2 2026 report puts apartment values at QAR 10,570/m² on The Pearl, QAR 10,365/m² in Lusail and QAR 9,460/m² in West Bay Lagoon against a national QAR 10,460/m² 305. Darna Qatar's May 2026 guide — a brokerage's indicative ranges, not transactions — prices a two-bedroom at QAR 1.6–3.2 million on The Pearl, QAR 1.3–2.2 million in Lusail Marina, QAR 1.4–2.4 million in West Bay and QAR 1.2–1.9 million in Fox Hills, with monthly rents from QAR 12,000–18,000 on The Pearl down to QAR 8,000–12,000 in Fox Hills 312.

The floor areas set the wall. In Fox Hills, Skyora's building by Al Sharqi Holding (completion 2027) is marketed with one-bedrooms from 72 m² at QAR 1.2 million, two-bedrooms from 110 m² at QAR 1.85 million and duplexes from 110 m² at QAR 2.4 million with double-height spaces and floor-to-ceiling glazing — the developer's asking prices and spec, not market fact 313. In Msheireb a 203 m² three-bedroom in Barahat Msheireb 4 rents at QAR 15,900 a month with cooling and utilities included 161. No Doha source states ceiling heights or wall lengths, so the sizing is iHomeArt's rule of thumb: a 72–110 m² unit offers a sofa wall of roughly 4–5 m seen from 3–4 m, which suggests one horizontal of 100–150 cm (39–59 in), while the double-height duplex void takes a vertical of 200 cm (79 in) or more 320313.

Al Waab, Al Dafna and the majlis house: what do Doha's villa districts need?

The September 2026 listings show two villa tiers — compound villas of 400–550 m² around Al Waab and standalone family houses of 1,000 m² and more in Al Dafna and Onaiza — and the reception rooms scale with the plot. Property Finder listed 12 five-bedroom villas for sale in Al Waab in September 2026 at QAR 4.0–5.5 million, most of them 413 m² compound villas near Aspire Tower at QAR 4,000,000, asking prices rather than sales 315. Inside the city, one September 2026 page offered an eight-bedroom 1,150 m² villa with pool and lift in Al Dafna at QAR 9,500,000 and a 1,100 m² villa in Onaiza at QAR 9,800,000 — asking prices, not a district level 316. Qetaifan Islands carries the largest off-plan villa listing, 117–118 villas in September 2026, almost all on 5–9-year developer plans, from a 411 m² Via D'oro villa at QAR 4,250,138 through 462 m² Skala waterfront units at QAR 10,773,837 to a 687 m² sea-front villa at QAR 28,253,775 151.

The Qatari majlis house sets the reception scale. A 2023 space-syntax study of four contemporary Qatari villas found, in one of them, a majlis and guest block equal to about 60% of the main-house footprint and a ground-floor salon replacing the courtyard as the hub 310; the June 2026 rules that let an external majlis rise to 7.5–10 m are on the villas and majlis page 136. Algedra's June 2026 guide — one Turkish design firm's marketing figures — budgets a mid-to-high residential fit-out at USD 800–1,500 per m² (about QAR 2,900–5,500/m²) over six to nine months 319, which suggests that on a 1,000 m² Al Dafna house a package of 10–20 commissioned canvases is a small fraction of a QAR 2.9–5.5 million fit-out. No source states majlis wall lengths, and the 7.5–10 m figure is an envelope, not a ceiling; on iHomeArt's rule of thumb a perimeter-seated majlis offers a 6–8 m focal wall viewed from 5–7 m, which favours a horizontal or panoramic canvas of 180–300 cm (71–118 in) 320.

How have Qatar Museums, the Fire Station, Katara and M7 shaped what Doha hangs?

Doha's art is seen in public before it is bought in private: the state programme puts work at the airport, in the parks and along the Msheireb streets, and the commercial layer sits beside it. Qatar Museums' Temporary Public Art Initiative caps each commission for student and recent-graduate artists at Liwan Design Studios at QAR 30,000 339, and Design Doha's 2025 urban competition pays QAR 25,000 per winning designer plus up to QAR 120,000 production per installation 340. The Rubaiya Qatar quadrennial runs from 21 November 2026 to 30 April 2027 with more than 50 artists and 25 new commissions 215, and a permanent Gerhard Richter pavilion designed with Annabelle Selldorf is scheduled to open in November 2026 beside the Museum of Islamic Art 308. The walk-in venues sit in three places: the Fire Station, a 1982 civil-defence headquarters reopened by Qatar Museums in 2014 with three galleries and Al Markhiya Gallery in its plaza, which charged QAR 50 entry for non-residents in 2024 236; Katara Building 5, where Al Markhiya offers consultancy and commissioning without a price list 234; and M7 in Msheireb, which hosted the first Art Basel Qatar in February 2026 356 and whose Design Doha 2024 commissions included Amine El Gotaibi's wool-and-copper "Desert" for the central atrium of The Ned Doha 341. Calligraphy recurs outdoors: Fatma Al Sharshani's circular "Al Noor" mural at Qatar Post Park (2020, for Qatar Museums) draws on the poetry of Sheikh Jassim bin Mohammed Al Thani 344.

The effect on private taste is an inference, and two 2025 signals point in opposite directions. Mandarin Oriental, Doha and Liberty London unveiled four Liberty rooms and suites on 15 October 2025, including the Baraha Presidential Suite, in collections of bold florals, layered textures and geometric and stripe details, sold from QAR 1,700 a night 362. Against that, Casa Lujo's Shaikha Al Sulaiti told Compasses that the studio's Doha clients favour "neutral palettes and material honesty" — a designer's statement, not a client survey 365. Across the three hotels reviewed for this page the wall vocabulary is textural and metallic — hand-painted wallpapers, carved plaster and églomisé glass in West Bay, brass, veined stone and oak in Lusail, florals in Msheireb — a synthesis, not a city rule 363323362.

Which Doha hotels are buying art after the World Cup, and who designed them?

Supply is nearly flat and arrivals are down, and what growth there is sits in five-star stock and serviced apartments — which suggests refresh budgets, not new-build programmes, are where the art spend is. Qatar's inventory reached 42,131 keys at end-June 2026 (up 2.2%), with five-star stock at 20,312 keys and serviced apartments at 11,003 (up 9.6%) while four-star supply fell 5.3% 306; visitors fell to 2.3 million in the first eight months of 2026, down 30% 175.

The named properties carry named designers and, in some cases, named art consultants. Mandarin Oriental, Doha (2019, Barahat Msheireb) was designed by David Collins Studio with John McAslan + Partners and, per the hotel's October 2025 release, runs 117 rooms, 41 suites and 91 serviced apartments 321322; the studio says it commissioned around 350 pieces, including alabaster wall lights by Hannah Woodhouse and a lobby fan by a local artist, and used Soho Myriad as art consultant 321. Waldorf Astoria Lusail Doha, by WATG with Wimberly Interiors on a 66,300 m² site, has 429 keys plus four villas and a peacock ceiling by Pierre-Yves Rochon over its seven-metre lobby lounge, with Art Deco geometry in veined stone, oak, brass and aged leather in the all-day dining room 323; it opened for the 2022 World Cup with a private members' club and a beach club 332. Waldorf Astoria Doha West Bay (283 rooms, interiors by HBA) dresses its walls with hand-painted De Gournay wallpaper in reception, shagreen-pattern wallpaper in guest rooms, an églomisé screen after Jean Dunand and a plaster-carved wall in Peacock Alley, in a palette of Aqua Bella marble, Tiffany-Blue mohair and platinum and jade-green panels 363. The Ned Doha's more than 350 works were placed by the consultancy Mathqaf 166.

Where are QIA, QNB, Qatar Airways, QatarEnergy and the ministries, and what do their walls need?

The corporate map is moving from West Bay to Lusail and Msheireb, and rents are flat. Grade-A office rents averaged QAR 115 per m² a month in Q1 2026, unchanged year-on-year, but West Bay fell 3.2% while Lusail rose 4.5%, and only 23,300 m² of new commercial space arrived in Qatar in the quarter, 8,000 m² of it in Doha's Fereej Al Soudan 333. Qatar Living's guide of 21 July 2026 — a portal's indicative figures, well above ValuStrat's average — quotes grade-A towers in West Bay and Lusail Marina at QAR 150–250 per m² a month 334.

The anchor tenants are the state institutions. Lusail Towers, Foster + Partners' 1.1 million m² scheme of two 70-storey and two 50-storey towers, was announced in January 2021 with Qatar National Bank, Qatar Central Bank, the Qatar Investment Authority and Qatari Diar as planned anchors 66. Qatar Petroleum, now QatarEnergy, built its West Bay district as 692,000 m² of gross floor area across nine office towers and an executive tower with 15 m lobbies and a three-tier art programme commissioning local artists for lobby and CEO-suite pieces 49. Qatar Airways announced in November 2024 a headquarters in Msheireb Downtown Doha, 10 m from Msheireb Metro Station, replacing three buildings in the Old Airport area, with the move announced for 2025 342; its Al Safwa First Lounge at the airport seats about 500 under 10 m curtains and travertine walls and hangs works lent by the National Museum of Qatar and the Museum of Islamic Art plus a large Keith Haring painting 335. The campuses are the other large wall owners: Education City is "home to more than 150 publicly available artworks" managed by an in-house team under QF Art Portfolio Project Manager Layla Bacha, including painted murals at Carnegie Mellon University in Qatar by Qatari artist Ali Hassan 338. Where do Doha buyers shop for wall art, and what do the branches charge in QAR?

Doha has a decorative shelf priced by the hundred riyals, a gallery and fair tier priced by the ten thousand, and very little between them. On the first page of Homes r Us Qatar's framed-artworks category (12 items, September 2026) the largest pieces were "Gesa" at 80 × 120 cm for QAR 399 and "Folks" at 90 × 120 cm for QAR 199, roughly QAR 185–415 per m² for framed wall art whose medium the store does not state 347. Framing is local, cheap and unpriced above A3: WAH Prints sells wooden frames from QAR 25 for 4 × 6 in to QAR 90 for A3+ and offers wrapped, stretched and unstretched canvas prints 351, while Frame Spot Qatar and Studio Qatar publish no prices, maximum sizes or turnaround for custom work 352354. Installation is QAR 200 per artwork on artQart, which also lists a "Souq Waqif Art Center Resident Artist" vendor category 23358.

The original tier starts where the price lists stop. artQart's buying guide (updated 5 October 2025) sends collectors to the Fire Station, Wusum Gallery and Al Markhiya, and to the MIA and NMoQ shops for smaller pieces; its front page in September 2026 showed a 70 × 70 cm painting by Rianna Gabriel at USD 12,000 (about QAR 43,700) beside 60 × 50 cm works by Waad marked down from USD 1,000 to USD 300–400 (about QAR 1,100–1,460) 368. At the first Art Basel Qatar, among the lowest reported prices were Sargent's Daughters' Aiza Ahmed works at USD 3,500–25,000 (about QAR 12,700–91,000), and ARTnews put the centre of gravity at USD 80,000–450,000 with a ceiling that "sat lower" than Miami or Paris 356. Set QAR 185–415 per m² against QAR 12,700 and up per work and the gap is two orders of magnitude, which suggests that a large hand-painted canvas in the QAR 1,000–8,000 band is thinly served by the stores checked here 347356.

Where does made-to-order fit in Doha?

It fits the band the city does not stock: single hand-painted canvases from about 150 cm to 300 cm and more, priced between the framed print and the fair 347356. Which Doha district should an apartment buyer size art for first?
The Pearl, Lusail and West Bay Lagoon, which sat at QAR 10,570, 10,365 and 9,460 per m² in Q2 2026 305. Fox Hills units start at 72 m² for a one-bedroom and 110 m² for a duplex 313, and a Msheireb three-bedroom runs 203 m² 161, so most walls take a 100–200 cm work.
Do Al Waab and Al Dafna villas still have a majlis?
The listings say yes at both ends: Al Waab's five-bedroom listings were mostly 413 m² compound villas at QAR 4,000,000 in September 2026 315, while Al Dafna and Onaiza houses of 1,100–1,150 m² asked QAR 9.5–9.8 million 316. A 2023 study found the majlis block equal to about 60% of the main house in one sample villa 310.
Where can I see original paintings for sale in Doha?
