How do you size a painting for an Omani wall?
Measure the free wall, the ceiling and the distance to the seat opposite; let the distance set the width and the ceiling set the height. Oman's 2017 building-permit rules put ground floors on residential-commercial plots at 4–4.8 m and other floors used as offices or residential rooms at 2.8–3.4 m 84; the rule is written for residential-commercial plots, so reading 2.8–3.4 m as the villa norm is our inference. Plots are the traditional 600 m² and the single-family villa is Muscat's prevailing housing type 8586; a five-bedroom Reehan Gardens villa at Al Mouj puts 457 m² of built-up area on a 607 m² plot 80, which suggests long internal walls under modest ceilings.
Three rules of thumb, all studio practice rather than Omani findings. Width: two-thirds to three-quarters of the furniture below, or the full run above continuous majlis seating. Height: under a 2.8–3.4 m ceiling a 90 cm seat back leaves 190–250 cm of wall; take off 30 cm under the ceiling and 20–30 cm above the seat and the tallest comfortable canvas is about 130–200 cm, so canvases 100–150 cm (39–59 in) tall fit, and taller works go under the 4 m+ ground floors and double-height voids 84. Distance: the long side at a third to a half of the viewing distance, so a majlis seen across 5–7 m takes 180–250 cm and a corridor seen at arm's length 40–70 cm.

One Muscat seller pitches a 185 × 150 cm oil at OMR 700 for 'villas, majlis, hotels, offices' (OpenSooq, 6 September 2026) 111. Over floor seating the eye sits lower than on a sofa, so centre the work at 130–140 cm rather than 150 cm (practice).
Living-dining room and family sitting room
Living-dining: one horizontal 180–230 cm (71–91 in) long; family sitting room: 150–200 cm (59–79 in) above the main sofa. The Reehan Gardens listing itemises an entrance hall leading to a living-and-dining room, a separate family sitting area and an open kitchen 80; a Dubai studio's Muscat villa likewise runs family sitting room, majlis, dining and bedrooms 71. Contemporary shells leave one wall free: an 850 m² Muscat villa renovated in 2025 has an open-plan ground floor with black metal accents against soft wall tones and no artwork described 66, and an Al Mouj villa by Design Nomad (2022) is presented in 'clean, geometric lines' with no art 132. Where glazing takes one side, the solid wall opposite takes a single work; the dining end reads at seated eye level, so its centre drops to 140–145 cm (inference).
Which format suits the entrance hall and double-height foyer?
A vertical 200–300 cm (79–118 in) tall and 100–140 cm (39–55 in) wide, or a diptych or triptych stacked over the stair; under a standard 2.8–3.4 m entrance hall, a vertical 135–150 cm (53–59 in) tall. Zunairah villas at Al Mouj are listed with a raised, double-height entry foyer adjoining the majlis 81; the 14,000 sq ft coastal villa in Marie Claire Arabia (May 2026) puts a Sicis mosaic and a Srinathji Pichwai painting in its double-height lobby 65 — one client's commission, not a Muscat pattern. Ground floors on residential-commercial plots are regulated at 4–4.8 m 84, so mixed-use and hotel entrances carry the tallest verticals. Centre a foyer work at eye level from the door; stacked equal panels read from every landing (practice).

Bedrooms sit on the villa's upper floor 80 under the 2.8–3.4 m band 84, so a 1.2 m headboard leaves about a metre of wall (inference). Sultan Haitham City sets the mid-market scale: phase one holds 608 detached villas, 872 semi-detached villas, 1,156 townhouses and 4,107 apartments 87, and Wadi Zaha there sells 50 m² studios, 75–155 m² flats, 170–185 m² penthouses, 210 m² townhouses and 380 m² villas 92. A 50–110 m² flat has walls of 3–4 m seen from 2–3 m, so 80–120 cm is the natural scale (inference). For colour, Mandarin Oriental Muscat's rooms echo 'the blues of the sea and the dunes of the desert' and its corridors carry pastel-pink oils on the Jebel Akhdar rose harvest 101.
Hotels, restaurants and offices
Guest room 100–150 cm (39–59 in); corridor a series of 50–80 cm (20–31 in) works on one theme; restaurant 150–250 cm (59–98 in); lobby, bar and ballroom 250–400 cm (98–157 in) or a mural-scale commission; office reception 200–300 cm (79–118 in), boardroom 150–200 cm. When should you go over 2 metres?
Whenever the wall is 5 m or longer or the ceiling 4 m or higher — the majlis and living-dining of a 450 m²+ villa, every double-height foyer, every hotel or office public space — and in Oman that means commissioning, because above 160 cm the local shelf is thin.
