Art for Oman's villas and majlis, room by room

Muscat is a city of standalone villas on a standard 600 m² plot, and the listings and design programmes reviewed repeat one layout: an entrance hall, a majlis with its own washroom near the door, a living-and-dining room, a separate family sitting area and the bedrooms upstairs 858680. The 2017 building rules set upper-floor residential rooms on residential-commercial plots at 2.8–3.4 m, which we take as the villa norm 84. Because the domestic sphere is closed to non-relatives and home collecting is not an established practice 49, art hung for guests is read in the majlis and the entrance, and the rest of the house is seen by family — our reading of that source. How big are the rooms in an Omani villa, and what does that mean for the wall?

Affluent Muscat villas are 410–460 m² built up in the first tier and 700–910 m² in the coastal and lakeside tier, under 2.8–3.4 m ceilings — long walls, modest hanging height. The standard residential plot is 600 m² and the single-family villa is the prevailing housing type 8586. A five-bedroom Reehan Gardens villa at Al Mouj is 457 m² on 607 m² 80; a five-bedroom Sultan Haitham City villa is 413 m² on a 400 m² plot over three levels, which means full-footprint construction and long uninterrupted internal walls 90; the six-bedroom Zunairah at Al Mouj is 908 m² on 1,280 m² 81.

The 2017 building-permit regulations set upper-floor residential rooms on residential-commercial plots at 2.8 m minimum and 3.4 m maximum; taking that as the villa norm is our inference 84. Our derivation, not a sourced figure: above a 90 cm seat back that leaves about 1.9–2.5 m of wall, so a canvas 100–150 cm tall, or a panoramic up to 2.5 m long, suits a standard room, while 2 m+ verticals belong in double-height foyers and stair voids 84. With the reception programme on a ground floor of about 230 m², each principal room in a Reehan-type villa is roughly 25–40 m², implying main walls of 5–7 m and viewing distances of 4–6 m; in the 900 m²+ tier those walls stretch to about 8–12 m — an inference, since no listing publishes room dimensions 8082.

What does the majlis wall need?

One horizontal or panoramic work, 180–250 cm (71–98 in) long, on the wall the guests face, in an earth-and-metal palette — because seating runs along the walls and this is the one room outsiders see. A traditional majlis seats at least eight on cushions or day beds 50, which in practice run along the walls; coffee is served starting with the eldest and most distinguished guests, which implies a head wall facing the entrance where the principal work is read — our inference 51. In current villas the majlis sits beside the entrance hall with its own washroom 80, and a 2025 Muscat majlis guide names 'large landscape artwork above sofas' as the typical placement, in light beige, sandy beige, rich terracotta and dusty rose with emerald, blue or burgundy accents 118.

What Muscat's main gallery sells at the top of its price band is forts, wadis, weddings and drumming women, and its abstraction is built from tribal, maritime and desert symbols rather than pure colour-field 45; a private Muscat seller markets a 185 × 150 cm heritage-realist oil at OMR 700 to 'villas, majlis, hotels, offices' (September 2026) 111. For scale without figuration, Textured & Plaster in sand and gold or a mountain and dune landscape carries the palette; a 5–7 m wall viewed from 4–6 m takes a single 200–250 cm (79–98 in) work; the same guide offers a matched-frame gallery wall as the alternative 80118.

Family sitting room: the wall the household lives with

A 150–200 cm (59–79 in) horizontal above the main sofa; this is where contemporary abstraction and sea-and-sand palettes belong rather than heritage figuration. The villa plans reviewed pair the guest majlis with a separate family hall: the Reehan Gardens plan has a family sitting area beside the open kitchen 80 and a Dubai studio's Muscat programme runs majlis, dining, family living room and master bedroom 97.

The shell is set by the fit-out studios: an 850 m² Muscat villa renovation completed in 2025 is modern minimalism in grey and black with no artwork described 66; a 2022 Al Mouj villa by Design Nomad is 'clean, geometric lines' with no artworks mentioned 132; a Muscat fit-out firm's 2025 trend note lists terracotta, sand, olive and warm neutrals with emerald, sapphire and deep-rust accents 142. The silence on art across every studio page reviewed suggests the family-room wall is left to the owner after handover 13266. Against a grey or sand shell, a sea-blue abstract, a white-on-white textured piece or one jewel-toned canvas carries the room, with the long side at 150–200 cm (59–79 in) so it reads from the sofa opposite without crowding a 2.8–3.4 m room 84.

Living-and-dining room

The dining end takes a calm horizontal 180–230 cm (71–91 in) long at seated eye level, in a geometric or plaster-white register rather than a second statement. The Reehan Gardens plan is living-and-dining as one space off the entrance hall 80. The 14,000 sq ft (about 1,300 m²) coastal villa published by Marie Claire Arabia in May 2026 shows the top of the market: fluted marble, brass ceilings, moulded-plaster walls of wildflowers and blush-and-terracotta mosaics 65. Traditional Omani ornament — gypsum plasterwork of triangular and circular forms interlaced with plant motifs, carved doors, engraved silver — is the vocabulary a geometric canvas in gold, cream and white quotes without copying 56. Diners sit 1–3 m from the wall, so a relief or gold-leaf surface reads at that distance where a flat print does not — our inference from the layouts 80.

Entrance hall, double-height foyer and stair void

The one place in an Omani house where a 2 m+ vertical belongs, and in the upper tier of villas it is designed for one. The Zunairah villas at Al Mouj have a raised double-height entry foyer adjoining the majlis 81; the Marie Claire Arabia coastal villa puts a wavy Sicis mosaic and a large Pichwai painting in its double-height lobby 65. In a first-tier villa the entrance hall leads straight to the majlis and living-dining room 80, and under a 2.8–3.4 m ceiling a vertical 135–150 cm (53–59 in) tall above a console is the most that fits 84.

Master suite and bedrooms

Above the bed, a 150–180 cm (59–71 in) horizontal in sea blue, dune sand or dusty rose; in guest rooms, 100–120 cm (39–47 in); no figures. Bedrooms are upstairs — the Reehan Gardens plan puts the master en-suite and four further bedrooms on the first floor 80 — under the same 2.8–3.4 m ceiling, so a headboard of about 1.2 m leaves a metre or so of wall for the painting 84. The palette the luxury hotels chose is the useful reference: Mandarin Oriental Muscat's guestrooms echo 'the blues of the sea and the dunes of the desert' and its corridors carry pastel-pink oils of the Jebel Akhdar rose harvest 101.

The sources on the figure differ — National Geographic reports the younger scene favours abstraction over figurative work 136, while galleries and hotels hang clothed figures 4102 and the documented flashpoint is the depiction of women 53 — so for a bedroom the safer brief is calm landscape, seascape, botanical or textured abstraction. In the apartment tier — Wadi Zaha units of 50–185 m², Marriott Residences AIDA one-beds of 645 sq ft — 60–100 cm (24–39 in) works are the natural scale 92108.

Home office

A 120–150 cm (47–59 in) work behind the desk, in the realist or earth-tone register the owner would also hang at work. No listing reviewed publishes a study or office room size; what is verifiable is that Al Mouj's six-bedroom tier runs to 908 m² 81 and its developer lists 455 m² five-bedroom and 900 m²-plus six-bedroom villas for 2026 119. The taste of Oman's institutional buyers is documented: since 2007 the Royal Court has commissioned over 200 realist paintings of Omani landscapes, forts, oryx, Arabian leopards, gazelles, horses and camels for palaces and government buildings, one cited example at 80 × 100 cm 36. That suggests a horse, a fort or a wadi in earth tones for a buyer who wants the room to read as Omani, and a desert-toned abstract for a contemporary villa 365.

What can you buy for these walls in Muscat today?

Below 120 cm, plenty; between 150 and 250 cm, retail canvases at OMR 57–215 whose process is unverified; above that, nothing on a shelf. IKEA Oman's 27 ready-to-hang pieces top out at a 118 × 78 cm printed canvas at OMR 19.5 and a nine-piece 179 × 112 cm set at OMR 27.5 13. Danube Home's 223 wall-art SKUs are dominated by framed Islamic calligraphy at 75 × 100 cm and 100 × 100 cm for OMR 32–42, with nothing above 120 cm in the sampled listings 12. 2XL Home fills the 150–250 cm band with 102 × 152 cm canvases at OMR 57–68 and 250 × 150 cm pieces at OMR 169–206, printed or hand-embellished unverified 117. Stal Gallery, the main commercial gallery since Bait Muzna closed in March 2025, posts prices from OMR 320 to OMR 3,850 for a 110 × 160 cm fort landscape and marks its museum-scale works price on request 478.

How high are the ceilings in an Omani villa?

What scale suits a Sultan Haitham City villa or townhouse?
Smaller than Al Mouj but still villa-scale: phase one holds 608 detached villas, 872 semi-detached villas and 1,156 townhouses 87; a five-bedroom standalone there is 413 m² over three levels on a 400 m² plot 90, and Wadi Zaha sells 210 m² townhouses and 380 m² villas 92. Plan on 150–200 cm (59–79 in) for the majlis and 120–180 cm (47–71 in) for a townhouse living room — our inference from those areas.
Who chooses the art in a Muscat villa fit-out — the designer or the owner?
Usually the owner, after handover. None of the seven Muscat studios and contractors checked states a policy on sourcing or commissioning art 63; an 850 m² Muscat renovation completed in 2025 and a 2022 Al Mouj villa are both published without any artwork described 66132. The one exception found is a coastal villa whose art came with its Mumbai studio 65.
