Where are Jeddah’s art-buying homes, and what do they measure?
Along the coast north of the centre: Al Shati and Al Hamra on the Corniche, Obhur around the creek, Al Murjan and Al Basateen behind them. A June 2026 index built on Raghdan, Cavendish Maxwell, JLL and Ministry of Justice data places Al Shati at SAR 6,500–9,000 per m² and Obhur at SAR 4,500–7,500 against a city median of SAR 4,250 384.
The listings describe the rooms. On aqar.fm on 18 September 2026 the Al Shati luxury filter showed about 25 villas at SAR 5–15 million on 275–1,500 m² plots, among them a renovated villa at SAR 7,000,000 on 600 m² with 1,000 m² built over two floors plus an annex — a one-day portal snapshot 390. One Al Shati villa on 855 m² facing the waterfront lists a men’s majlis, a women’s salon and a large dining room on the ground floor 391. Al Murjan is the estate tier: a March 2026 listing at SAR 15,000,000 on a 1,592 m² plot had 752.75 m² over two floors with two hospitality salons, a dining room and a family living room 388. Obhur Al Shamaliyah is the mid band at SAR 1.38–4.1 million on 276–532 m² plots 392.
No listing states a wall length. Our derivation: a 620–1,000 m² house over two floors gives 300–450 m² per floor, so a ground floor shared by two salons and a dining room, as the Al Shati listing describes it 391, puts each salon at perhaps 45–80 m² with a long wall of 8–10 m viewed from 6–7 m, which would suit a single 2–3 m canvas or a 3–4 m run of panels; a family room upstairs, with 5–7 m walls, would suit 1.5–2 m 388. The Jeddah rooms measured in 2014 fieldwork, on the villas page, agree 162.
What do the Corniche towers, Jeddah Central and ALAROUS bring?
Branded residences at two unit scales on the Corniche, Jeddah Central and Jeddah Tower behind them, and ROSHN’s ALAROUS for volume. Four Seasons Hotel and Private Residences Jeddah at the Corniche (Midad Real Estate; SOM with Richmond International) is planned to open in 2027 with 269 hotel rooms, 21 serviced apartments of 116 m² and up, and 64 private residences of 300–1,065 m² 393; a broker’s 2026 asking prices run from SAR 6,188,823 for a one-bedroom it lists at 167 m² to SAR 48,385,315 for a 1,135 m² penthouse — a broker’s figures, which a second broker contradicts on count and entry price 394395. Raffles Residences Jeddah is broker-listed (about 2024) as 120 residences of roughly 375–1,204 m² with movable mashrabiya screens 396.
Jeddah Central, the PIF-backed 5.7 million m² waterfront, is planned by its developer for 17,000 residential units and 2,700 hotel rooms, with phase one targeted for the end of 2027 416. Jeddah Tower had reached 113 floors by 2 September 2026 with completion expected in August 2028; levels 27–37 hold 97 Four Seasons Private Residences 429. At the volume end, ROSHN’s ALAROUS covers about 4 million m² in north Jeddah, with Phase 1A handover targeted for Q3 2026 387; the VL1 villa is priced from SAR 1,984,000 for 332 m² gross floor area on a 300 m² plot 385.
Two art programmes follow from the unit sizes — our reading, since no tower publishes ceiling heights or wall lengths. Units of 70–120 m², such as the 70 m² one-bedrooms at Trump Tower Jeddah 397, have living walls of roughly 4–5 m and suit 90–150 cm canvases; residences of 300–1,200 m² carry 6–10 m walls that suit 2–3 m works or panoramics, with floor-to-ceiling glazing pushing the art onto the inland walls 394. In a 332 m² ALAROUS villa the majlis plausibly has a longest free wall of 5–6 m, which suggests 120–180 cm rather than the 3 m of an Al Shati salon 385.
What does Jeddah hang, and what is the Hijazi register?
Coral stone, carved rawashin and coloured glass; figurative heritage scenes and calligraphy; and colour that is allowed to be saturated. Sotheby’s International Realty Saudi describes the Hijazi rawashin as projecting wooden windows carved with arabesque geometry that ‘differ in size, shape and colours’ by the owner’s taste, now laser-cut as decor objects 448. Sami Angawi’s coral-stone house in Ash Shati is described by AD Middle East (September 2025) as ‘a home, a sanctuary and a museum’ with a 300-year-old carved door, stained glass and mosaics 350; a September 2024 profile lists antique tapestries and silk ottomans as its furnishing and says nothing about paintings, which suggests textiles carry the walls in the heritage house 443.
The figurative heritage scene is Jeddah’s own genre. Safeya Binzagr’s 1968 street scene ‘Coffee Shop in Madina Road’ made USD 2.1 million with fees at Sotheby’s Diriyah on 31 January 2026 316; her former home in Al-Gharbiyah, Darat Safeya Binzagr, has shown her paintings of Jeddawi life alongside heritage garments since 2000 447. At 21,39 Jeddah Arts ‘Amakin’ (2022) several works drew on Al Balad and the Kaaba’s Kiswa 446. Abstraction has a home too: FACT’s April 2026 map lists Nesma Art Gallery in Al Rawdah for abstract, digital and photographic work 447.
Colour is the third strand. FACT’s October 2024 review of Assila describes a lobby of ‘bold splashes of colour — think oranges, teals, and greens’, vintage Saudi doors behind the front desk and black-and-white family photographs on the concierge walls 407. For a canvas that means three briefs: geometry echoing the roshan lattice, Red Sea seascapes for the coastal rooms, and orange-teal-green abstraction where the client wants the Assila register — our catalogue mapping, not a sourced claim 447.

Which Jeddah hotels are opening, and who chooses their art?
The pre-opening project team, briefed by an art advisor or the interior designer, across the rooms and branded units named below on the Corniche, in Obhur and in Jeddah Central. JLL counted 18,760 hotel keys in Jeddah at mid-2025 with 1,300 more expected by year end 401.
The open hotels show the briefs. Assila, a Luxury Collection Hotel on Tahlia Street (304 rooms and 94 apartments), displays more than 2,000 works by Saudi artists and bills itself as the only hotel in the Kingdom doubling as a gallery 407; Art Basel credits the collection to London-based Saudi advisor Nora Alissa, with interiors by Martin Brudnizki and Olga Polizzi 408. The Jeddah EDITION, opened in May 2024 on the Corniche with 52 rooms and 11 suites, hangs an orange kinetic sphere chandelier by Vincent Leroy and a desert-sunset wooden diptych by John Jackson in a travertine lobby with walnut and white-oak panelling 405. Raffles Jeddah, opened in May 2026 by Accor’s account, has 142 rooms, 40 suites and 120 branded residences 213410; its Robert Angell interiors use mashrabiya screens and Hejazi craftsmanship with works by Saudi and Middle Eastern artists 411212.
The next wave: Four Seasons Jeddah Corniche, 249 rooms and suites plus 21 serviced apartments, structural frame complete in July 2025 412; SO/ Jeddah, 147 keys targeted for late 2026 413; JW Marriott Jeddah, The Apartments, 356 extended-stay units signed in January 2026 414; and Rixos Obhur, already open with 73 private-pool villas and about 250 keys in total 418. Jeddah Central has announced a 140-room Mandarin Oriental with 187 residences, a 220-room Canopy by Hilton and an Atlantis and a One&Only from Kerzner 416. Adding the sized projects gives about 750 hotel rooms (before the unsized Atlantis and One&Only) and more than 600 residences, serviced apartments or extended-stay units to fit out in 2026–2028 — an illustrative tally from the figures above, not a sourced number 416. Up the coast, Four Seasons AMAALA opened in June 2026 with 202 keys 207; piece counts per hotel are on the hotels page.
Who commissions art in Jeddah’s headquarters and offices?
Family conglomerates, banks and the flexible-office operators in a handful of Corniche and Tahlia towers, on a tenant-leaning market. JLL’s Q1 2026 data, cited by SAT Real Estate, put Jeddah Grade A rents at SAR 1,320 per m² a year (down 3.8%) with 6.0% vacancy and total stock at about 2.04 million m² 419. The same brokerage calls Jeddah a more negotiable market than Riyadh, with corporate demand ‘selective and quality-led’, and quotes about eighteen weeks from brief to signed contract for a shell-and-core lease — one broker’s framing, and the window in which a wall programme is plausibly decided 419.
The named buildings are few. The Headquarters Business Park on the coast (2012) pairs a 236 m, 55-storey West Tower with a 15-floor East Tower 423. Servcorp has two centres: Level 7 of Al Murjanah Tower, which Servcorp says is furnished with original artwork by HRH Prince Khalid Al-Faisal and by Linda De Boer, a short walk from the major banks 420, and Level 26 of King’s Road Tower 421. Abdul Latif Jameel’s Jeddah head office (INNOCAD, 2016, about 2,310 m²) shows corporate-history graphics and coloured-glass meeting cubes — branded graphics rather than paintings on its published walls 424.
Institutions buy at a different scale. King Abdulaziz International Airport presents Terminal 1 as holding more than 30 artworks including panoramic murals 427. The Islamic Arts Biennale occupies the Western Hajj Terminal; its 2023 run showed more than 60 artists and 280 artefacts to more than 500,000 visitors by the organiser’s count 432. ATHR’s Jeddah space sits on the 5th floor of an office tower on Tahlia Street 430. The country offices page sets the corporate brief; in Jeddah it leans to seascape and Hijazi geometry (our reading).
Where does Jeddah buy art today, and at what prices?
A gallery belt in Al Rawdah and Al Balad selling by enquiry, a store tier at SAR 139–1,156 that stops at about 185 cm, and one heritage oil at SAR 50,000. FACT’s April 2026 map places Athr on Serafi Mega Mall Street and Hafez Gallery and Nesma Art Gallery in Al Rawdah 435. Hafez opened a second space in the Al-Falah School in Al Balad in April 2026, where Sarah Alabdali’s gouache and charcoal show ran to 24 May 2026 with no prices published 434. Hayy Jameel in Al Muhammadiyah adds the Hayy Arts galleries and maker studios 326.
A heritage shop listed a 100 × 120 cm oil titled ‘Historical Jeddah’ at SAR 50,000 (sold out, September 2026), about SAR 41,700 per m² and the highest price seen in this research 436. Baytonia, with showrooms in Al Muhammadiyah and Obhur Al Shamaliyah 437, listed its ‘Majed’ hand-painted impasto oil of 156.5 × 105.7 cm at SAR 1,156 at list and SAR 589 on offer on 19 September 2026 438299. Nice KSA, delivering in Jeddah, sells framed printed canvases at SAR 139–399, the largest 100 × 140 cm (September 2026) 329, and Lowha’s printed canvases stop at 135 × 185 cm (2023) 439. Per square metre that runs from about SAR 129–356 for the prints 329 through about SAR 700 at list for Baytonia’s oil 438299 to about SAR 41,700 for the heritage oil — arithmetic on single listings 436.
Between the store oil at 157 cm and the gallery work by enquiry, no Jeddah source captured here sells a hand-painted canvas above 200 cm at a listed price 438439.
