How big is Saudi Arabia's hotel pipeline, and where is it?
387 hotel projects with 105,648 rooms were under construction or in planning at Q2 2026, and the three cities that matter for an art buyer are Riyadh (106 projects, 21,666 rooms), Makkah (34 projects, 21,689 rooms) and Jeddah (62 projects, 14,435 rooms) 180. The count has grown from 319 projects at Q1 2025 and is up 13% by projects and 15% by rooms year on year 181180. Open stock was 171,650 rooms in September 2025, 60% of it luxury, upper-upscale or upscale, a share projected to reach 76% by 2030 as 94,500 rooms under construction come through 377. Trading is softer than the build-out: national ADR in H1 2025 was SAR 821.8 (USD 219) at 62.3% occupancy, and Riyadh's ADR fell 6.9% as 690 keys were added in the half-year 182.

IHG alone had 48 open hotels and 62 in development in June 2026 215.
Who chooses the art, and how many pieces does one hotel take?
Several hundred pieces per property, briefed on Saudi landscape and heritage, bought through art consultancies rather than by the hotel directly, with Saudi artists one-third to one-half of each roster 54189185191. Kimpton KAFD took 491 artworks for 212 keys, from artists 33% Saudi, 16% MENA and 51% international 54197. Bab Samhan took 449 artworks and over 1,000 custom pieces for 134 rooms from 22 artists, 50% Saudi 189188. W Riyadh took more than 1,500 custom pieces for 210 rooms through Dubai's Signature Line, with the room artworks produced by Qube Artis 185186183. Sofitel Riyadh took 71 artworks from 58 artists 56. Divided by keys, that is two to three pieces per room at Kimpton and Bab Samhan and about seven at the W, which suggests a 100-room hotel plans for 250–700 items before its restaurants (inference from the counts above).
The chain runs designer → consultancy → artist or fabricator. Capsule Arts (Dubai) lists six Saudi projects, four of them hotels 191; Artelier names Aman AlUla, Rosewood Triple Bay, Ritz-Carlton Diriyah and Raffles Diriyah Gate as clients 192; Riyadh's DnA Interiors, with Rotana, Marriott, Hyatt and InterContinental as clients, sells art consultancy inside its FF&E service 121. In every published collection painting is one medium among textiles, ceramics, calligraphy, sculpture and paper-cuts 19154189. Saudi press reported in January 2023 a decision obliging hotels to acquire works by Saudi artists; the articles could not be fetched, so the rule is unverified 224.
What goes on the lobby wall?
One monumental piece, usually not a canvas, at six to seven metres: the five-star lobby is where the hotel spends on tapestry, sculpture and installation, and paintings hang in the lounge and café that open off it 18319654. W Riyadh anchors its lobby with a six-metre tapestry by Abdulnasser Gharem and a prismatic-glass totem at the lift lobby 183184. Guest rooms, suites and corridors: how do you repeat across 200 rooms without two matching?
The opened hotels use one commissioned artist per property whose work is varied across the rooms, and the Saudi trade guidance is 80 × 120 cm (31 × 47 in) above the bed and 60 × 90 cm (24 × 35 in) on a secondary wall, one to two pieces per room 183193. W Riyadh's guest rooms all carry Gharem's English-and-Arabic typography wall art; its penthouse has a floor-to-ceiling installation of wooden and illuminated spheres, and its Presidential Suite a narrative built on Ethar Balkhair's work on Najdi women 183184. Qube Artis produced the W's room and suite works as custom mixed media blending local patterns with heritage motifs 186. Kimpton's suites and guest rooms hold 'layered artworks' and its penthouse a cascading chain installation 54. Four Seasons Riyadh runs two guest-room palettes, vivid green and turquoise, with tribal patterns on walls 195346. Bab Samhan's rooms are light cream with geometric patterns and local art 188345.
Corridors are a series problem: Safaya's guidance is a repeating run alternating 80 × 120 cm and 60 × 90 cm canvases in uniform framing, and Kimpton's corridors carry 'micro fractal artworks' 19354. A 210-room hotel therefore needs 200–400 room pieces plus a corridor series on every floor, with the floors reading as one collection while no two rooms are identical. A commissioned original varied by hand across the run is what the W and Kimpton chose 18354; a print of one original is the cheaper route, and a Saudi one-star review of a calligraphy canvas that arrived 'without a frame, just fabric' shows how a guest reads it 301.
Restaurants, lounges and spa: one identity per venue
Each food and beverage venue has its own art identity, and the venue count is high: nine at Mandarin Oriental Al Faisaliah, six at Four Seasons AMAALA, five at Kimpton KAFD, four at Rosewood Riyadh 194207197198. Kimpton put a 'Coral' sculpture at the entrance of its Botanical Restaurant and a leaf-inspired abstraction in the American Restaurant 54. Sofitel Riyadh's 71 works are spread over lobby, staircase, prefunction area, Tea Lounge, dining spaces and Executive Lounge 56. W Riyadh's W Lounge is arranged like a Bedouin firepit 183, and Bab Samhan pairs the Najdi restaurant Jareed with Taleed by Michael Mina and the all-day Medheef 188.
Spa and fitness follow at a calmer register. Four Seasons AMAALA's spa is 2,095 m² with a 511 m² fitness area 207; Capsule Arts placed abstract graphic panels in Kimpton's gym and circular wall artworks, carved compositions and framed textiles in Desert Rock's spa and villas 54190. The Red Sea brief is material rather than pictorial — rammed earth, coral stone, oak and clay plaster at the Edition and St. Regis 204205 — which suggests plaster-textured and minimalist canvases in sand and sage fit these rooms better than saturated colour (inference).
Beyond the hotels: how large is the restaurant and café market?
Independent restaurants and cafés are the larger wall count: Saudi foodservice was USD 30.12 billion in 2025, independents run 57.86% of outlets, and cafés — the report's 'cafés and bars' channel — are the fastest-growing at 11.82% a year to 2031 218. There were over 132,383 restaurants, cafés and bakeries in 2023, 33,399 of them in Riyadh Province and 31,872 in Makkah Province 219. Riyadh households eat out about twice a week 218.

Quantity with variation, a delivery date inside the fit-out programme, finished ready-to-hang pieces, and a paper trail the consultancy can sign off 193297301. Safaya sets trade pricing by order scale and lead times at proposal stage 193.
