Riyadh: the capital’s villa districts, KAFD towers and hotel pipeline, and what their walls take

Riyadh is a different buyer from the rest of the Kingdom: it holds more than 20,000 dollar millionaires and 11 billionaires at the 2024 count, a millionaire population up 65% over the decade 358; its northern villa districts Al Malqa, Hittin and Al Nakheel carry asking bands of SAR 9,000–16,000 per m² (Bayut, Q1 2026) 454; its prime offices stand at 0.5% vacancy (JLL, Q1 2026) 493; and its hotel pipeline of 106 projects and 21,666 rooms (Q2 2026) is the largest of any Middle East city 476. This page reads the city district by district and says what each wall takes; the country pages carry the detail it does not repeat.

Where are Riyadh’s art-buying homes, and what do they measure?

In the north-west villa belt and the Diplomatic Quarter, with compounds and apartments at a smaller scale. Bayut’s Q1 2026 ladder puts Al Malqa, Hittin and Al Nakheel at SAR 9,000–16,000 per m² of asking price, KAFD, Al Olaya and Al Sulaimaniyah at SAR 6,600–10,500 and south Riyadh at SAR 3,200–5,500 454. One Riyadh property-market site prices a standard 400 m² Al Malqa villa at SAR 3.6–6.0 million and 800–1,200 m² estates above SAR 12 million on plots it says typically run 500–1,500 m² — broker-style ranges, not transactions 455. The room list matters more than the price: Al Malqa listings seen on aqar.fm in September 2026 advertise a men’s majlis, two women’s majlis, a lift, a pool and halls described as ‘double height’ (دبل هايت), with listed areas running from roughly 200 m² to 1,500 m² — sellers’ descriptions on pages that churn daily, not typical specifications 467468. That hall is the one wall in the house that takes a canvas 2–3 m tall: two permitted floors at 2.70–3.50 m net give a void of roughly 6–7.5 m (derived from the villa rules, not measured); the other walls are long, under ceilings near 3 m 148.

The Diplomatic Quarter, laid out in the 1980s for over 90 missions, is the second pole: one property site estimates its villas at 400–1,200 m² built on 600–2,000 m² plots at SAR 9,000–18,000 per m² — its own estimates 456. Compounds are the smallest villa typology: Al Hamra Oasis Village’s three-bedroom C-type has a built area of 255 m² 461. Apartments listed above SAR 4 million in September 2026 run about 130–339 m², so their walls are villa-room length under tower ceilings 171.

What do ROSHN Sedra, Diriyah and the branded residences bring?

Two new-build markets where whole art programmes are specified at once: Sedra on 300–650 m² plots, Diriyah at palace scale. ROSHN’s SEDRA phase 5 VL1 villa has 332 m² gross floor area and 445 m² built-up area on a 300 m² plot, and ROSHN says its ‘wide hallway’ leads to ‘one of the largest majlis available’ in its range 463; the 110-villa collection launched in July 2026 markets ceilings of up to 3.2 m on plots of 400–650 m² 149. Sedra houses are modest by Al Malqa standards, so a 203–254 cm horizontal is the top of the brief there, not the floor — our reading of the plans 463149.

Diriyah is the palace tier. Diriyah Company plans 18,000 homes with 300-plus branded residences 173. The Ritz-Carlton Residences Diriyah comprise 106 villas in six types — courtyard villas of 841 m² and 830 m² and four three-bedroom types of 452, 414, 342 and 325 m² — each in ‘Light Najdi’, ‘Contemporary’ or ‘Najdi’ interiors 469. The courtyard villas are roughly 1.8–2.6 times the floor area of the entry villas, which suggests two art programmes in one community; our suggestion, not a developer specification, is 150–200 cm works for the three-bedroom types and 200–300 cm for the courtyard houses 469. Armani Residences Diriyah (announced 11 March 2025) are 15 residences of 1,200–1,900 m² with interiors by Armani/Casa 471. Wadi Safar’s Oberoi, Aman, Chedi and Faena villa collections publish no areas or prices 174. Diriyah Company publishes the scheme names, not their finishes; read beside the Hittin palette of sand beige, cream, terracotta and gold 124, the two Najdi schemes point to desert tones in plaster and the Contemporary scheme to a neutral ground with one colour accent — our reading, not a specification.

How is a Riyadh majlis laid out, and what does that mean for the wall?

Named reception rooms, seating on the perimeter, one long wall each. Listings describe a ground floor of separate men’s majlis, women’s majlis, maqlat (formal dining), women’s hall and family hall, with a ‘hall open to the floor above’ for the double-height space 160. Seating runs around the edges with the centre open, which a Riyadh studio calls ‘non-negotiable’ 91. One Gulf studio’s 2026 palace-tier specification lays out a 24-person majlis at about 9 × 11 m with a 121 cm sofa back and a ceiling of no less than 4.2 m — a vendor’s spec, not a code 90; ROSHN’s VL4 majlis is nearly 26 m², so its longest free wall is about 5 m 150.

The wall finish decides the painting. A Riyadh design firm’s 2026 article describes an illustrative majlis with raw limestone plaster walls and seating ‘upholstered in a single, unbroken tone, no pattern, no fringe’ 526; a Riyadh designer keeps the base of large rooms beige and grey so that ‘colours, artworks, and sculptural pieces really stand out’ 111. Against that, one Al Narjis firm’s marketing prescribes calligraphy on feature walls, ceilings and domes in ‘Deep blue, Emerald green, Gold accents, Warm red tones’ — one vendor’s pitch, which likely tracks a classical clientele rather than a trend 525. For the plaster majlis a large textured canvas in the same register reads as part of the wall; for the classical majlis, gold-accented geometry or jewel-tone abstraction carries the colour.

Who commissions art in KAFD and the bank and government towers?

Anchor tenants and their fit-out designers, two to three years before a tower opens. SAT Real Estate describes KAFD as a 94-tower district with about 1.6 million m² of office space, ‘effectively fully committed’, where prime suites lease at SAR 3,500–4,000 per m² a year on a 300 m² minimum unit, with five-to-ten-year leases and 2–4 months rent-free for fit-out (Q1 2026; a brokerage’s indicative terms) 494. JLL’s Q1 2026 data, as cited by SAT, put prime rents at SAR 3,630 per m² a year with 0.5% prime vacancy 493. Tanmeya Capital’s chairman writes that anchor tenants commit to 30–50% of a building two to three years before completion 495. With vacancy that low, corporate art demand in 2026–2028 plausibly sits in pre-let towers still under delivery, where the rent-free months are when lobby and boardroom art is specified — a hedged inference from brokerage and investor opinion 495.

The occupiers are named. PIF Tower (HOK with Omrania, 2022) is 385 m and 80 storeys, with the Public Investment Fund on about 40,000 m² of upper floors 497; Al Rajhi Bank’s 203 m headquarters (2015) repeats the bank’s pattern at every scale and its project page mentions no paintings 496. Across seven Riyadh fit-outs published on Office Snapshots (2023–2026) identity is carried by craft (calligraphy, sadu weaving, rawasheen, a region per floor) and the only named artwork is Hazem Kurdali’s calligraphy sculpture at Oliver Wyman, which suggests briefing canvases around Saudi landscape, calligraphy or pattern 509501. Outside the towers, Riyadh Art’s permanent collection reached 75 works by April 2026 with 115 planned, including Calder and Subodh Gupta at KAFD 10968.

Which Riyadh hotels are opening, and who chooses their art?

The pre-opening project team with an art consultancy, not the operating hotel. Lodging Econometrics counted 106 hotel projects and 21,666 rooms in Riyadh in Q2 2026 476. Demand is softer than supply for now: GASTAT put Riyadh occupancy at 50.6% at SAR 783 a night in Q1 2026 472, and JLL reported RevPAR down 23.2% in Q2 2026 as occupancy fell to 47.6% 473.

The openings show who commissions and how much. W Riyadh – KAFD opened on 20 July 2026 with 210 rooms, interiors by LW Design and a six-metre tapestry by Abdulnasser Gharem in the lobby, with his English-and-Arabic typography in the guestrooms 183. Kimpton KAFD (212 rooms, opened 2025) took 491 artworks from Capsule Arts, 33% by Saudi artists 47954, and the programme won a CID Saudi Award in April 2026 55. Sofitel Riyadh opened on 20 January 2026 with 388 rooms 478 and 71 works by 58 artists in its public areas 56. In Diriyah, Bab Samhan (134 rooms, opened December 2024) describes sand-hued walls and arches showcasing local artwork 188, from a programme of 449 artworks plus over 1,000 made-to-order pieces by 22 artists, half Saudi 189. Piece counts run from about 0.2 per key for public areas to several with rooms included, so the pipeline implies tens of thousands of commissioned pieces over 2026–2030 — an order-of-magnitude inference only 475.

The next wave is listed on the country hotels page; in Riyadh terms it is Rosewood Diriyah (250 keys, now listed for 2027) 484, the Red Palace conversion (70 rooms, interiors by Tristan Auer, slated for 2026) 211, three Hyatt-branded properties of 300 rooms for end-2026 216 and Diriyah’s 40-hotel masterplan 199.

Where does Riyadh buy art today, and at what prices?

Two gallery poles, one event season, and a retail tier that stops at about 220 cm. JAX District in Diriyah holds SAMoCA, the Diriyah Biennale Foundation, ATHR’s Riyadh space and Lift, the 6,500 sq ft hybrid gallery that moved there in late 2024 321519; the Diriyah Contemporary Art Biennale 2026 ran there from 30 January to 2 May 2026 with over 65 artists 325. The inner-city belt runs along the Olaya / Takhassusi / Al-Urubah corridor, anchored by Al Mousa Centre on Olaya Street, a 1980s shopping complex opposite the King Fahd National Library with about 20 galleries that mostly open around 5–10 pm 514519. The calendar stacks Noor Riyadh (Nov–Dec), Misk Art Week (early December), Tuwaiq Sculpture (Jan–Feb), the Biennale (from late January) and Art Week Riyadh (April), so the event season runs November to April — an inference from the dates 519. Art Week Riyadh’s first edition (April 2025) put 32 galleries on stands with visible price lists 28; at the top, Sotheby’s second Diriyah sale (January 2026) totalled USD 19.5 million with Safeya Binzagr’s painting at USD 2.1 million 5.

Retail prices in SAR sit far below; the full ladder is on the local supply page, and these are the Riyadh addresses. Papillon lists Abdullah Hammas at SAR 120,000 for 150 × 180 cm beside decorative canvases at SAR 375 for 60 × 80 cm (product feed, September 2026) 11. Zaitia on King Abdulaziz Road in Al Yasmin, which describes its stock as hand-painted and delivers and installs in Riyadh, listed paintings at about SAR 1,036–1,900 in September 2026, a 120 × 80 cm oil at SAR 1,665, with a 75% site-wide promotion running at capture 12. Mille’s showroom at Tal Plaza in Al Malqa sells hand-painted panels made in Europe at 220 × 150 cm from SAR 6,110 with 6–14 weeks’ delivery (page updated June 2026) 297. IKEA Saudi Arabia’s largest single printed canvas is 118 × 78 cm at SAR 195 (September 2026) 510.

Between the store tier at about SAR 2,000 and the signed originals, the one Riyadh anchor for a large hand-painted canvas is Mille’s made-to-order panel at 6–14 weeks 297; the Riyadh sources captured here show no other retail route to a hand-painted piece above 200 cm 329. How does Riyadh taste differ from Jeddah?

Riyadh’s register is Najdi and restrained; Jeddah’s is Hijazi, coloured and ornamental. The country styles page sets out the two heritage vocabularies: the Najdi triangle ‘Alfuraj’ that AD Middle East finds ‘everywhere’ in Riyadh, historically set in rows along the upper mud-brick walls of Najdi houses 349, and Jeddah’s coral stone, carved wood and stained glass 350. Read together, Jeddah’s flagship art hotel, its 21,39 exhibition and its new museums converge on heritage-figurative subjects in saturated colour, a different register from the restrained Riyadh hotels above — an inference, since no source compares the two cities directly 407.

What Riyadh itself hangs splits by tier. At the gallery tier, a visitor’s account of Art Week Riyadh 2025 (JAX and Al Mousa Centre) found calligraphy dominant, abstraction with calligraphic elements, Raeda Ashour’s embossed mosque silhouettes with gold and silver accents, and portraiture present but secondary 520. At the designer tier, the published Riyadh homes keep a neutral base with art as the accent — a Hittin ground floor in sand beige, cream, terracotta and gold with Najdi triangles ‘through a more restrained lens’ 124, a villa with a gallery wall of Ethar Balkhair’s faceless figures on a ‘primarily neutral’ palette 126. At the print tier, 3D Art SA’s made-to-measure menu runs Quranic verses and calligraphy, abstract, Arabian horses, florals, geometric pattern and two- and three-piece sets 529, and Zaitia’s front page is nature, florals and horses 12. For a Riyadh brief the centre is geometric or textured work in sand, cream, clay and gold, with jewel-tone abstraction for the art-led majlis 111; Jeddah takes more colour and more figuration.

Riyadh’s emblem is the Najdi triangle on plaster walls 349 and its published villas keep neutral bases with art as the accent 111; Jeddah’s vocabulary is coral stone, carved wood and stained glass 350, and its hotels and museums lean to heritage-figurative subjects in saturated colour — an inference 407.
When is the best time to approach Riyadh designers and hotels?
November to April, when Noor Riyadh, Misk Art Week, Tuwaiq Sculpture, the Diriyah Biennale and Art Week Riyadh run in sequence 519; September adds INDEX Saudi Arabia and Downtown Design Riyadh in JAX 139140. Office art is specified in the rent-free fit-out months before a tower opens 495, and hotel art by the pre-opening project team 475.
